At Ocean Tide Homes by Beracah we want you to be aware of the building process every step of the way. We appreciate that you are making a significant personal commitment in funding and building your dream home, so here is a little insight on what you can expect -

The Pre-Building Process

Step 1 - Home consultation and Preliminary Home Plan, Scope of Work, and Working Budget is prepared.

Step 2 - Upon completing a signed agreement for Preliminary Home Plan, Scope of Work, and Working Budget, a pre-construction payment of $5,000 is due.

Step 3 - Pre-Construction Scope of Work consist of:

A) Property and Home Location Survey

B) Finalized Building Plans

C) Building Permit Application

D) Exterior and Interior Home Selections

Step 4 - The 1st Draw of 10% of the Building Contract cost and the signed Contract authorizes Beracah Homes, Inc. to order materials and issue a tentative start date for off-site construction of your new home.

The Building Process (45 to 90 days)

Step 1 - Building Permit is issued.

Step 2 - Home placement is staked at the homesite.

Step 3 - Home Specifications are released to Beracah Homes, Inc. for construction.

Step 4 - The 2nd Draw of 15% of the Building Contract authorizes foundation construction to begin.

Step 5 - Site delivery of your home set-up date is scheduled. The 3rd Draw of 65% of Building Contract is due 5 days before your home is delivered to the homesite.

Step 6 -Your home is delivered and secured to the foundation.

Step 7 - The 4th draw of 5% of the Building Contract is due authorizing completion of HVAC, plumbing, and electrical rough-in.

Step 8 - Final on-site completion of home.

Step 9 -  Certificate of Occupancy issued and the Final Draw of 5% is due.

Step 10 - Congratulations! You move into your new home.
